Over the past 2 weeks I’ve spoken with several landlords wanting to sell.

In April, for the first time since 2013, there were more home sellers than buyers in the U.S.—about half a million more listings than people looking.

High mortgage rates still above 6% and general economic uncertainty seem to be keeping many would-be buyers on the sidelines.
Even with that shift, prices haven’t dropped yet. In fact, the median existing-home price hit a new record in April: $414,000, up 1.8% from last year. But Redfin is now expecting a slight dip—about 1%—in the near future.
That combination of more inventory and softening demand is creating a different feel in the market than we’ve seen in a while. Sellers are starting to outnumber serious buyers, and that always brings a few changes.
Which is why the landlords I’ve been speaking with don’t want to wait any longer.
In fact, the one I spoke with just a few days ago said, “I’m done with it”.
